Florida has become expensive. Arizona is getting hotter. Property taxes in both states are climbing. And the wait times at every healthcare provider serving a 65-plus demographic have been getting worse, not better.

It is no coincidence that the demographic of North Americans aged fifty and over has been quietly buying winter homes on the North Coast of the Dominican Republic at the fastest pace we have ever tracked at RE/MAX Paradise.

What the North Coast actually offers a snowbird

Direct flights from Toronto, Montreal, New York, Newark, and Miami into Gregorio Luperón International Airport (POP) — under four hours from most Eastern Canadian and US cities.

An established expat community. Sosúa, Cabarete, and the surrounding corridor are home to thousands of full-time and part-time North American and European residents who have been there for decades. The infrastructure for incoming snowbirds — neighbors who already know the drill — is in place.

Healthcare clinics and hospitals that work routinely with international patients. Bilingual staff, US-trained physicians, and proximity to Santiago's major medical centers (under two hours by car).

A cost of living that is meaningfully below Florida or Arizona. Groceries, restaurants, household help, and routine services run at a fraction of the equivalent US Sunbelt rate.

Year-round climate. Winter highs in the low 80s F (high 20s C). Light trade winds. No hurricane belt exposure on the scale of South Florida.

  • A single-floor villa or low-maintenance condo where they don't have to manage stairs or yard work.

Communities worth knowing

Sosúa Ocean Village, Casa Linda Residential, Hispaniola Beach, Costambar, Cofresí, and a handful of newer Sosúa hillside developments are where most of our snowbird placements happen. Each has a different personality — Casa Linda is the heavily North American villa community with a clubhouse, water park, tennis, walking paths, and a mostly retired North American owner base. Sosúa Ocean Village is the larger condo community with rental program infrastructure. Hispaniola Beach is oceanfront with mature landscaping.

The financial picture for snowbirds specifically
